The Villa is a luxurious and romantic private house restored to detail using only natural and organic materials, it is set on a lovely garden in the hills on the border of picturesque Tuscany and Umbria ideal for families. The house is beautifully decorated with antique furnishings by the owner belonging to an aristocratic family.  

The 200 year old house sits on a slope and has stunning views. It is surrounded by old oak trees. You will find the pool situated in an olive grove overlooking the vineyards. The 8 hectare estate is owned by a Countess, who produces the estate's own biological wine & olive oil, she lives in a separate part of the house, completely separate from her guests and looks after the grounds and pool. Feel free to seek her advice for tours and restaurants. On the grounds around the very unusual house you can enjoy breathtaking views over the superb Umbrian/Tuscan countryside. This exceptional location will give you enough opportunities to relax & dream or sightseeing. The panorama pool is completely private and is surrounded by old olive trees, furnished with chairs, sunbeds and umbrellas, child swing, football ground. The closest town is the medieval citty Cittá della Pieve. 

A few steps from the kitchen terrace is the wooden pergola with a tiled roof and overgrown with roses, jasmine and vines. The table is sheltered by from the heat of the sun or occasional raindrop and you also can enjoy your alfresco dinners, maybe prepared by a chef.

All bathrooms are very modern and large, suited in a newly built old fashioned tower. Spacious with lots of windows for fresh air to flow freely. There is central heating for winter including heated towels. The 3 bathrooms in the house are arranged 1 outside, also in the top floor. There is a toilet, bathtub with shower, bidet, 2 basins. Another bathroom is next to the living room, with walk-in shower, toilet, bidet, a basin. Next to the red room downstairs, there is a shower, basin, toilet. The Pool house has an outdoor shower, changing room, WC and fridge.

The house has natural air-conditioned roof and it keeps the rooms cool in summer and warm in winter. Indoor shutters are easy to close and open. Two large fireplaces for cool spring and autumn evenings, one large basket of wood is included for each fireplace. Master bedroom with terrace, with choices of 2 singles or 1 double. The yellow bedroom has choices of 2 beds ( 2 single or 1 double ). Bathroom with 5 windows, bathtub, shower, double basins, bidet.  Red bedroom has choices of 1 double or 2 singles with sharing bathroom with next door single bedroom. All beds have either down covers for the winter, in mid-season woolen blankets, in summer cotton covers, each person has it´s own blanket. All towels are provided. Hairdryer and adapting plugs are in the house. The large kitchen is equipped with fireplace, dishwasher, fridge/deep freeze, 4 gas flamed stove, electric oven, table for 12 guests. The sitting room also has a fireplace, SAT TV, internet connection, CD/radio player, high quality sofa bed for 2 guests.

Out and about Città della Pieve:

Within the medieval boundary walls of the town, you‘ll find plenty of witnesses of a turbulent and rich history. Numerous shops, cafés and restaurants inviting you for a strole or remain and watch the busy life in the streets.

The personal touch and extraordinary friendliness of the people of Città della Pieve, surely contribute to the special charm of the town. The Italian spoken in this area is said to be one of the clearest and most beautiful in the country. No doubt, you will enjoy your holiday here and in no time it will feel like a home away from home.

Supposedly, already Etruscans and Romans had established their dwellings at the same place where today Città della Pieve is situated.

Perugia, Assisi, Montefalco, Siena and Arezzo ( Antic market ) are to reach in ca. 40 min. Lago di Trasimeno is very near and you can take a boat to the islands and enjoy delicious fish restaurants.

Many events in summer like the jazz Festival or the Palio in Cittá della Pieve are worth a visit. Cooking and language lessons are offered as well as guided tours and many more fun activities.

Umbria is beautiful, all year round. Each and every month of the year has its very own charm and quality, its colors, scents and sounds. The people of Umbria are still very much in tune with a rhythm given by nature itself.

The House is situated on the hills near Tuscany 311 slm, between Monteleone d´Orvieto and Città della Pieve, near Montepulciano, Montalcino Cetona, San Casciano de Bagni (hot springs), Orvieto, the wildlife isles of Alviano and Montepulciano, near Chiusi, an Etruscan town. By train ( 10 min. to station ) you reach Rome and Florence within 1 1/2 h. To the seaside in Toscany, Santo Stefano and Monte Agentario it is ca. 90 km, it is a lovely cultural and panoramic road. The Lago Bolsena a very clean vulcanic lake and is easy to reach shortly after Orvieto. Which is situated like and island on a highplateau, it is the most important Etruscan town in Italy and has a very beautiful Dom with frescos.
